The main cost factors
Area and layout
The square metres set the starting point. A simple oblong goes down faster than curves, angles or two levels, each of which means more cutting and more waste. Pace the space out before anyone prices it, so every figure covers the same job.
Choice of paving
This swings the total more than most people expect. Basic concrete flags sit at the lower end; riven or textured concrete is a step up; Indian sandstone and porcelain cost more per square metre and take longer to lay properly. Even within one material, ranges differ widely.
Base and excavation
Hidden once finished, yet it is what stops slabs sinking or rocking:
- breaking out and carting away old flags, concrete or lawn;
- excavating far enough, and further still where the ground is heavy clay;
- a well-compacted hardcore layer with the bedding mortar on top;
- skip hire or other waste disposal.
Very low prices tend to save money exactly here.
Slopes and water
Ground that rises or falls may call for steps, a retaining wall or a raised area. If rain has nowhere to escape, a gully, linear drain or soakaway might be needed. These cost extra, but they keep water away from your walls.
Getting materials in
Terraced streets near the town centre and the Headland often have no side gate, so everything travels through the house or down a back lane by barrow. More handling means more time on site.
Add-ons
Steps, low walls, paths, planters, lighting and sealant all build up the total. Including them at the start is normally cheaper than coming back for them.
Weighing up quotes
Ask each firm the same five things and have the replies in writing:
- What depth of dig, and what material underneath?
- Is every slab laid on a full bed of mortar, and are porcelain and sandstone slabs primed first?
- Which way will it fall, and where will the water end up?
- How far beneath the damp-proof course is the finished surface?
- Does the price cover waste, jointing, cleaning and making good the lawn edges?
When one figure is far below the others, these replies normally show the reason.
